    The Promenade is a pet-free building. 
  • chevron_rightCan I rent out my unit?
    Yes, per the condo docs, you can rent your unit up to 2 times in a calendar year. Please refer to the recorded Condominium Documents in the Document section, along with the Rules & Regulations for more details on rental rules and limitations. 
     
    All owners and renters must pass a background screening and undergo a Board interview for consideration.   Apply HERE.
  • chevron_rightWhat do I need to do when I am going to remodel/upgrade/redecorate my unit?
    All remodeling, renovation, construction, and vendor work may only be done on weekdays from 8am - 5pm. Owners are required to complete an application for renovation and return it with a signed vendor agreement and 2 deposit checks (based on the value of the remodeling contract) to the office for review and acceptance.

Maintenance Fees / Quarterly Assessments
  • chevron_rightWhat are the 2024-2025 Maintenance Fees?
    $6,475 per Quarter - This was recommended by the Finance Committee and approved by the Board at the March 28, 2024 Board meeting.  This amount includes $1,116 that goes toward replenishing reserves.  This is subject to change with Board approval.
  • chevron_rightWhen are Maintenance Fees Due?
    The fiscal year begins April 1st and ends March 31st. Payments are due:
     
       1st Quarter - 04/01
       2nd Quarter - 07/01
       3rd Quarter - 10/01
       4th Quarter - 01/01
     
    Late fees accrue at an annual rate of 18%, billed monthly, beginning 30 days after the due date.
